In the next two years, the former Radetzky barracks, which has been decaying for decades and has been empty, will be reborn as a hotel and an office building. Archaeological work is currently ongoing at the Bem tér construction site, the slotting phase will soon be completed and the excavation will begin. The construction of the special complex is expected to start in October.
In the heart of Bel-Buda, a special building based on hotel-office building synergy will be born, which will add a new color to the domestic real estate palette. The Bem tér facility preserves the facade of the former Radetzky barracks, fully meeting the challenges of the 21st century.
The Bem tér side of the facility will be a hotel, and the other parts will be an office building from 2023, and Bem tér itself will be renewed as part of the planned project of the capital, so that it can once again become a worthy and important community space for the people who live here and those who visit Budapest.
Ancient counterfeiting workshop, medieval marketplace
" Life on the construction site doesn't stop even in the summer. Archaeologists are still working in the area, while the slotting work will soon be completed and the excavation will begin. The project is progressing according to the planned pace. After the completion of the currently ongoing work phases, the construction of the new complex will begin from October, which is expected to take 20-22 months, " real estate development project manager Miklós Biró presents the current phase of the Bem tér investment.
The archaeological team led by the Budapest History Museum's Excavation Project Office has been working in the area since April. In the vicinity of Bem tér, a Bronze Age cemetery, the remains of a Roman road, and valuables from the Árpád era and the time of Turkish subjugation have already been found.
Thanks to the current excavation, valuable finds have also been found. On the 7,224 square meter plot, you can also find very exciting relics of several archaeological eras: a medieval market square used as a place for national fairs, underneath it a first-century Roman castrum fortification that was searched for by archaeological researchers for almost a century and finally found, as well as the findings of a counterfeiting workshop.
The archaeological excavation is also planned to last until October.
Slitting, earth excavation
Thanks to the protection of the 110-ton steel structure built around the facade, the slotting of the future building is also going on undisturbed. It is a nice professional task that, since the slotting machine would be physically obstructed by the finished inclined steel supports, one of them must be temporarily removed during the work on the given section. Of course, the structure is designed in such a way that the other supports can also withstand the expected loads.
Excavation of the land in the area begins after the slitting. As the working level gets deeper and deeper, it is necessary to place additional lateral bracing for the steel pillars placed below ground level.
During the construction of the new building, the temporary steel structure will remain inside until the monument facade can be connected to the new monolithic reinforced concrete structure. It is then dismantled from the inside by hand.
