Thanks to its unique design, special services and environmental awareness, the Bem Center will be considered a pioneer in the capital's nearly 4 million square meters of office space.
Budapest currently has 3,955,600 square meters of office space available, according to data from the Budapest Real Estate Consultants' Coordination Forum. Currently, the market is still feeling the uncertainty caused by the coronavirus pandemic, but the demand and the number of concluded rental transactions are also increasing, so the players look at the coming years with cautious optimism. What factors will make a Budapest office building attractive in 2022? We have covered three important aspects below.

" The Bem Center is considered a pioneer in Budapest in this respect: thanks to its unique hotel-office building synergy, many functions that are part of the hotel become available to the tenants of the office building, " says real estate development project manager Miklós Biró.
Tenants of the elegant and innovative, approximately 18,000-square-meter Danube-side office complex can use the hotel's many services: they can rent event and meeting rooms, private rooms for important company meetings, and medical services, a fitness center, and a fine food grocery store are just a few steps away.
Flexibility, in all areas
In the last two years of the coronavirus pandemic, flexibility has become one of the number one requirements in the office market, whether we think of rents or the interior design of offices. For example, the ideal distance between individual workstations has increased, and smaller meeting rooms also serve the purpose of having as few colleagues as possible grouped together in one space.
At first, the home office was forced to spread, but it proved successful in most workplaces, so thanks to its success, it remained in most workplaces even after the restrictions were lifted, usually in a hybrid form. According to data from the Magyar Nemzeti Bank, about two-thirds of the modern office stock has some form of green certification in Budapest and the region. Miklós Biró points out that the Bem Center is no exception in this regard either: according to the plans, the complex will be GOLD certified in the LEED green building certification system, which means that it can prove to be an exceptionally good choice for tenants from a sustainability point of view.
