Hotel and office building
Hotel and office building - mutually beneficial advantages

September 14, 2021

In the next two years, the former Radetzky barracks, which has been lying vacant for decades, will be reborn as a hotel and an office building. In the Bem tér building complex, the two functions will reinforce each other: for office space tenants, the proximity of the hotel offers premium services and opportunities that are unique among office buildings in Budapest.

Special gastronomic experiences, rooms for rent, as well as event and meeting rooms, premium services from the planned fitness center to the grocery store - the tenants of the office building being built on Bem tér will have many advantages if the building complex also operates a hotel.

A unique concept

The facility, which will be completed in 2023, will help maximize work-life balance thanks to its unique "mixed-use" concept on the Budapest office market: it offers hotel guests a wide range of business opportunities, and office tenants, in line with the "one-step-shop" approach practicality and comfort, that almost everything can be done in one place during the day, from work to shopping to entertainment.

" In the heart of Bel-Buda, a building based on hotel-office building synergy is being born, the undisclosed purpose of which is to add new color to the domestic real estate palette. The uniqueness of the facility is enhanced by the fact that it will be built while retaining the facade of the former Radetzky barracks, meeting the challenges of the 21st century to the maximum, " real estate development project manager Miklós Biró presents the Bem tér investment.

Tradition and modernity

For the builder and the designers, three factors were particularly important during the design. On the one hand, the harmony of the external appearance: the building with both traditional and modern features should form a unity, while the different functionality of its parts should also clearly stand out. The elegance of the building will be created precisely by this special structure: it simultaneously testifies to the respect of the real values of the past and shows the way for modern, 21st century investments.

Another important aspect was maximizing the possibilities of the unique "mixed-use" concept. Thanks to the complementary advantages and synergies of the hotel and office building functions, the tenants of the flexibly designed, category "A" office premises have access to unique functions that make the Bem tér building stand out from other newly built office buildings in Budapest. Some physically and functionally integrated services - such as the restaurants, bar, cafe, social spaces, skybar-like roof terrace, the services of the various office building tenants and the fitness room according to the current plans - can be used by both hotel guests and office building tenants.

Miklós Biró adds: the third aspect was that the project should also bring urban benefits. This is achieved thanks to the various services and activities that are built on each other: the building will be usable throughout the day, so the area around Bem tér will be filled with life again. The design of the hotel building is planned to be an "open-house" design, within the framework of which the hotel restaurant and bar would be open not only to guests, but also to Budapest residents, tourists, and lovers of gastronomy, enriching the experiences of travelers staying in the hotel.
